Disclosure of Radon Information

The Illinois Radon Awareness Act and the Illinois Real Property Disclosure Act require that a seller of a home disclose information if aware of unsafe concentrations of radon in the home.

What is a short sale?

A short sale occurs when the net proceeds from the sale of a home are not enough to cover the sellers’ mortgage obligations and closing costs, such as property taxes, transfer taxes, and the real estate practitioner’s commission. The seller is unwilling or unable to cover the difference.

Getting Started

 

When looking to buy a new home, some people do not know where to begin.  Whether this is your first purchase or the last of many, it is important that I give YOU the information you need to make your transaction a pleasant and successful one.  It is my duty as a professional and as your AGENT to provide you the proper and important information needed to ensure that I am assisting you in obtaining the home BEST suited for you, with the least inconvenience possible.  My pledge is to work very hard to find you the home you want. 

 

1.       Location is no Problem!  I can show you homes in many areas.  I belong to multiple listings services that cover the entire Far West and Western areas. 

2.       I can show you any listing – Whether it is other Real Estate offices properties, builders, EVEN for sale by owners!  My job is to find you the property BEST suited for you.  Call me with the information on a sign you may have seen, or any type of ad, and let ME do the WORK!  I will make the phone calls and preview the properties so as not to waste YOUR VALUABLE TIME!

3.       OPEN HOUSES – Should you happen to see a home at an Open House, please tell the Realtor there that I sent you and give them my card.  Do not discuss anything personal with them other than items directly concerned with the home.  I will be happy to run a computer printout and other necessary information for you regarding financing, possession, motivation for selling, etc. 

4.       CALL ME – Feel free to call me anytime.  If after hours please leave a Voice Mail.  I will call you back as soon as I am able. 

5.       Wants and Needs – Be honest and open about your feelings with me at all times.  Be vocal when we are together.  The more I learn about your likes and dislikes, the better I can service your needs.   Come with a wish list.  I may not be able to find everything you want for the price you can afford, but sometimes it happens. 

6.       What Comes First – (the chicken or the egg?) Should I list my home first OR buy my home first?  Everyone’s situation is different, BUT the least problematic transactions are those who SELL their home first, THEN buy one.  WHY? 

a.      You will know how much money you have to spend.

b.     You will have more strength on your purchase contract since you are non-contingent.

c.      You will not contract to purchase a home and lose it because yours has not sold yet.  (Everything you look at afterward will be compared to the one you lost)

d.     You will not suffer mental anguish everyday wondering when the contract will come in on your home. 

e.      You will not be as pressured to give your home away at a price you feel is too low ONLY to save the home you bought.

f.        Unless the home you are looking to purchase is “very unique” or only “comes along once in a lifetime”, it is BEST FOR YOU to sell your home FIRST.

 After Your Offer Has Been Accepted 

Buyers Remorse – Everyone Gets it.  It doesn’t matter how many homes you have purchased.  Trust yourself, you made a good purchase. 

Home Inspection – It is strongly recommended to have a home inspection done by a licensed professional home inspector.   When receiving your report from the company, please keep in mind that they will give you recommendations to enhance the condition of the home for your personal use upon purchasing the home.  ONLY major concerns are to be addressed to the seller as per the contract.  Decorative concerns and minor conditions are part of buying an existing home.  

 And Just a Few More Tips 

Get a pre-approved mortgage prior to making an offer.  You are then a CASH buyer.

 Reading through the contract and other materials I will give you, will help you have a better understanding of your future purchase.

 Every home is bought by compromise or comparison – there is no perfect home.  Our combined efforts will find a home as close to perfect as possible.

 Be Prepared – you CAN find the right home on your first visit.  Many times after long, exhaustive hunting a buyer may go back to the first home they saw, only to find it has been sold. 

 Referrals and Relocation – I would appreciate any referrals of friends or relatives who would like to buy or sell their property anywhere in the USA and some foreign countries as well. 

 Remember, Communication is key, always let me know what else I can do for you!  I will give you complete care, and I am “on top of the market” at all times.  All I ask for is your loyalty.  In return, I will find what you want and what I want, which is a satisfied customer.
